The Lark Landing B&B is a boutique lodging option in Florence with a single private suite that overlooks the Arkansas River. Gardens and cottonwood trees line the riverbed of the property, and sagebrush, cacti, and cattle graze against the backdrop of the Rockies.
Children under age 12 and animals (even service animals) are not permitted on the premises. Only horses are allowed because there is a corral available. Parents with kids ages 12-17 must sign a “good behavior” waiver. Guests who don’t have a car can get rides from the Denver International Airport and the Colorado Springs Airport.
Carriage House Suite

The Carriage House Suite is the only lodging at this property. To ensure that guests have a pleasant stay, there is no set time for check-in or check-out. Each reservation is limited to a maximum of five nights. Special occasion packages for events like weddings, anniversaries, and birthdays are available upon request.
This spacious country-French guestroom has many wonderful features for your convenience, such as free Wi-Fi, air conditioning, and a dining table with a view of the river flowing nearby. The unit features a kitchenette with a refrigerator, coffee machine, toaster, microwave, queen-size bed, and a double-sized couch bed.
One of the property’s best features is the private deck on the second floor, where you can enjoy breakfast in the summer while looking out over the water and the wildlife.
Breakfast

Seasonal ingredients grown on-site are incorporated into the extensive menu. On the farm-to-table breakfast menu at Lark Landing, you can get toast with homemade jam, eggs, and vegetables from the garden. Fill out the menu card and circle the time and location you want to eat the previous night.
- You can choose from these three entertaining possibilities:
Privately enjoy a hot and delicious “Breakfast-in-a-Basket” brought to the room. The night before, they will arrange the table to face the river at your chosen vantage point. - Have breakfast with the hosts in the dining room or on the west balcony, depending on the time of year and the weather.
- In good weather, guests are encouraged to let the hosts decide where to have the outside “Surprise Breakfast”. They pick the venue and lead you to your seats 15 minutes before showtime. It could be in the shade of a tree, on a post overlooking the East Garden, or along the banks of the historic Arkansas River.
Activities

Guests are welcome to explore the grounds at their leisure, whether petting the goats and chickens or sitting around the fire pit and visiting with the hosts over a drink. Water enthusiasts can use the owners’ huge river tubes and inflatable boats by being driven to a nearby “launch location” and having their photos taken as they make their way back down the river.
Longer adventures that take up most of the day can be arranged with directions and a packed lunch. Or, stay on the property and relax with a massage from a trained therapist.
